What you get

What's Included in Your Commercial Demolition

A commercial building brings more to plan than a house: an asbestos register, bigger services, a busy frontage, and often tenants or businesses next door that keep trading. Gold Coast Demolitions plans all of it before the machinery arrives, and one written quote covers the job from inspection to a clear site. It includes:

  • Free site inspection and written quote
  • Asbestos register review or survey, then licensed removal and clearance
  • Demolition approvals and regulator notifications where required
  • Disconnection of power, water, gas, sewer and telecommunications
  • Soft strip of fittings, ceilings and plant before the structure comes down
  • Site hoarding, traffic control and dust management
  • Removal of the structure, slab and footings, or the agreed parts
  • Concrete, steel and brick sorted for recycling, and the site left clear

At Gold Coast Demolitions, asbestos is removed by licensed removalists, as Queensland law requires.

How we do it

How Commercial Demolition Works, Step by Step

Commercial demolition is the removal of a non-residential or multi-unit building, in full or in part. The order is the same on every job, and most of the work happens on paper and inside the building before the walls come down.

  1. Clipboard with building plans and an asbestos register on a counter inside an empty shopFree, on site

    Step 1: Inspect and Quote

We walk the building, review the plans and any asbestos register, check access and the street frontage, then send a written quote.

  2. Isolated commercial switchboard with its main switch locked off and taggedBefore work starts

    Step 2: Approvals and Disconnections

Approvals and regulator notifications are lodged, and power, water, gas, sewer and telecommunications are disconnected and confirmed off.

  3. Suspended ceiling grid and old light fittings being taken down inside an empty officeBefore work starts

Step 3: Asbestos and Soft Strip

Asbestos is removed by licensed removalists, then ceilings, fittings, cabling and plant are stripped out and sorted.

  4. Temporary fencing with shade cloth and traffic barriers along a commercial footpathDay 1

    Step 4: Site Set-Up

Hoarding, fencing, traffic control and dust suppression go in, and neighbouring buildings are photographed before work starts.

  5. Long-reach excavator demolishing an old strip of shopsMain works

    Step 5: Demolition

The structure comes down in a planned sequence, top down where it's tall, with materials sorted for recycling as we go.

  6. Hydraulic breaker on an excavator cracking a thick commercial concrete slabFinal stage

Step 6: Slab Out and Hand Over

The slab, footings and anything in the ground are removed as agreed, rubble is trucked out and the site is handed over clear.

Every building is different

Commercial Buildings We Demolish

Construction, height and who's next door shape how every job is planned.
These are the buildings we see most across the Gold Coast.

  1. Shops and Shopfronts

Older strip shops and single shopfronts, often built wall to wall with neighbours that keep trading. Shared walls are assessed and protected before anything comes down.

    Shared walls
  2. Office Buildings

Low-rise offices with suspended ceilings, partitions, cabling and air-conditioning plant, all stripped out and sorted before the structure is demolished.

    Soft strip first
  3. Warehouses and Factories

Steel portal frames, metal cladding and concrete tilt panels, with large slabs to break up. Steel is cut and recycled.

  4. Walk-Up Unit Blocks

Two- and three-storey brick unit blocks, common in older beachside suburbs and cleared for new development. Height, neighbours and asbestos all shape the plan.

    Top-down
  5. Small Commercial Buildings

Clinics, childcare centres, halls, clubhouses and old service buildings, each with its own services and in-ground items to find first.

    One-off sites
  6. Partial and Staged Demolition

Part of a building or site removed while the rest stays in use, with the work zone separated from staff, customers and tenants.

How it compares

Commercial vs House Demolition

The machinery is similar. The planning, paperwork and people around the site are not.

Pricing

Commercial Demolition Cost
on the Gold Coast

No two commercial buildings are alike, so an accurate price comes from a site inspection and the building's plans, not a rate per square metre. These are the things that move the cost of demolishing a commercial building.

After a free inspection you get a written quote that covers asbestos, disconnections, the soft strip, demolition and clearing the site.

What affects your price

  • Size and height

More floors and more floor area mean more material, more truckloads and more planning around the public.

  • Construction

Reinforced concrete and tilt panels need heavier machinery and breaking than steel sheds or timber.

  • Asbestos

What the register or survey finds sets the removal and disposal work before demolition can start.

  • Access and traffic

Busy roads, narrow lanes and shared footpaths can mean traffic control, permits and smaller loads.

  • Shared walls and tenants

Buildings joined to others, or next to businesses that keep trading, take more care and protection.

  • Slab and in-ground items

Thick slabs, deep footings, tanks, pits and old services add to the scope.

Commercial Demolition Questions, Answered

Shops, offices, warehouses, factories, walk-up unit blocks and small commercial buildings such as clinics, halls and clubhouses. Gold Coast Demolitions handles full demolitions, partial demolitions and staged work where part of a site stays open.

It depends on the size, height and construction of the building, the asbestos found, access and traffic, and what's in the ground. After a free site inspection we give you a written quote covering the whole job.

Most likely. In Queensland, workplaces built before 31 December 2003 need an asbestos register, and it has to be reviewed before demolition. If there's no register, a survey is done first. Any asbestos found is removed by licensed removalists before demolition starts.

Some jobs do. In Queensland, demolishing load-bearing parts of a structure 6 metres or taller must be notified to Workplace Health and Safety Queensland at least five days before work starts. We check what applies and lodge it for you.

Yes. The work zone is fenced off from staff, customers and tenants, dust and noise are controlled, and the noisiest work is scheduled around trading hours where we can.

It depends on the building. A single shop can be down in days, while a multi-storey block takes longer. Allow time beforehand for asbestos, approvals and disconnections. You get a clear timeline with your quote.

Concrete, brick and steel are sorted on site and sent for recycling wherever possible. Only what can't be recycled goes to landfill.

Hoarding and fencing keep the public out of the site, and traffic control is arranged where trucks and machinery use a busy road or footpath.

Yes. If the structure is staying, Gold Coast Demolitions can strip out the fit-out back to the shell, ready for the next tenant or refurbishment.
