Why Labrador chooses us
Why Labrador Locals Choose Gold Coast Demolitions
Labrador was one of the first parts of the Gold Coast to be built up, so a lot of its housing is old, and a lot of it is fibro. Most jobs here are about clearing a tired house safely so a duplex or townhouses can go up. That's the work Gold Coast Demolitions plans for.
Fibro Handled Properly
Old fibro shacks are common here. Every one is surveyed, and the sheeting is removed by licensed removalists before the machine goes in.
Written Quote Before We Start
A free site inspection covers access, asbestos and everything on the block, so the quote covers the whole job.
Cleared for Duplexes and Townhouses

Traffic on Frank Street Managed
Truck movements are timed around the Gold Coast Highway through Frank Street and Government Road, with neighbours told first.
Approvals and Disconnections Sorted
Building approval, notifications and disconnection of power, water, gas and NBN organised for you.

What's Different About Demolition in Labrador
Labrador, in short
Labrador faces the Broadwater, with a long, mangrove-lined foreshore along Marine Parade and Harley Park. It's about seven kilometres north-north-west of Surfers Paradise, with Southport on its southern edge and Biggera Waters to the north. The Gold Coast Highway runs through the middle as Frank Street, and Government Road and Olsen Avenue feed into it. Near the water the ground is flat. Head west and it rises into gentle hills.
Fibro, retro houses and what replaces them
Labrador grew after the war as a dormitory suburb of Southport, and many of its beachfront streets were laid out in the 1950s. Retro houses, older Queenslander-style homes and mid-century unit blocks are everywhere. Fibro shacks are the classic job. They're being replaced by duplexes, townhouses and villas, one block at a time. Fibro means an asbestos survey comes first, then licensed removal, then the house. On the foreshore, older resorts are making way for apartment towers.
Water, low ground and slopes
Low-lying land next to Biggera Creek, from Olsen Avenue to the Broadwater, was under a flood warning in March 2025, and the city's storm surge map covers parts of Labrador. On those lots we check flood overlays before quoting. On the hillier western side, the block is levelled and compacted so it's ready for the builder.
The council, and getting in
Labrador is in the City of Gold Coast. Most demolitions need building approval, and some lots have extra planning requirements, so we check what applies before quoting. Frank Street and Government Road carry heavy traffic, so truck movements are timed to avoid the worst of it, and loading is kept on the block where possible.

An asbestos survey. Fibro homes built before 1990 may contain asbestos, so it's identified, then removed by licensed removalists before the rest of the house comes down.
